RIGHT TO RENT

Immigration Law

Under The Immigration Act 2014, all Landlords must check the immigration status of any tenants or other residents to ensure that they have a right to reside in the UK. This is known as a Right to Rent check.

It is an offence to provide accommodation for anyone who is not eligible to live in the UK, and Landlords must ensure that tenants are legally allowed to reside in the UK for the duration of the tenancy.

Here at HM Residential we ensure that our Landlords’ legal obligations are met as part of each of our services to Landlords.

The Law

The Immigration Act 2014 states that only those with a legal right to reside in the UK are eligible to rent a property.

Landlords and their Letting Agents must ensure that each and every tenant is eligible to live in the UK prior to granting a tenancy.

Essential Information

We obtain full identification from each and every potential resident so that we can establish who will be living in a property.

We obtain full confirmation of the potential tenants’ right to reside in the UK from the government.

Legal Compliance

We carry out checks to ensure that tenants are eligible to live in the UK for the duration of the tenancy.

This helps prevent tenants from developing immigration issues during their tenancy and secures the landlord’s investment in the right tenant.

We have you covered

We ensure a landlord’s full compliance with The Immigration Act 2014, and re-do Right to Rent checks whenever necessary.

We take care of our Landlords’ Immigration Act responsibilities so you don’t have to.
