What's required?

LHA & UNIVERSAL CREDIT

LHA

LHA or Local housing allowance is a method of calculating housing benefit going towards you rent, if you have a private landlord.

If you rent from a council or housing association or have shared ownership, different rules are used to calculate your housing benefit.

UNIVERSAL CREDIT

Universal Credit combines government benefits into a single monthly payment. It replaces six other government benefits.

You can qualify for Universal Credit if you are on a low income or are out of work. You must also have less than £16,000 in savings.

You need to apply online, and there is a helpline for new applications. Please note that you may need a guarantor when renting a property.

LHA RATES

There are five LHA rates:
• Shared Occupancy
• 1 Bedroom
• 2 Bedrooms
• 3 Bedrooms
• 4 Bedrooms
This doesn’t determine what property you can rent, only the amount of LHA you can receive.

LHA & AGENTS

Your Landlord or their agent can apply to have the LHA element of your benefit paid directly to them. Remember you will need to arrange to pay any top up amounts if your rent is not fully covered by the LHA.

WHICH HOMES ARE AVAILABLE?

Landlords will let their properties to tenants they feel will pay their rent on time and look after the property. Landlords and Agents should not discriminate against you simply because you are receiving benefits.
